The Homebuying Closing Process
After a purchase contract is signed, several steps take place before ownership officially transfers to the buyer. During this time, the title company works with the buyer, seller, agents, lender and any other applicable third parties to ensure the transaction can close successfully.
Key steps typically include:
- Opening the title order
- Conducting the title search
- Issuing the title commitment
- Reviewing title requirements and exceptions
- Coordinating with the lender
- Preparing closing documents
- Finalizing settlement and funding
Once all requirements are satisfied, the transaction proceeds to closing and the deed is recorded in the county property records.
What to Expect at Closing
Closing or “signing” is the final step in the homebuying process. During the closing appointment, the buyer will review and sign several documents related to the property purchase and loan.
These documents may include:
- The settlement statement
- Loan documents
- The Deed of Trust
- Affidavits and disclosures
Once documents are signed and funds are received from all parties, the transaction will fund and the deed will be recorded with the county.
What to Bring to Closing
Buyers should bring the following items to their closing appointment:
- A valid, unexpired government-issued photo ID
- Funds for closing (typically sent by wire transfer or cashier’s check if permitted) *a reminder a cashier’s check must be delivered to our office no later than 24 hours before the closing date or closing will be delayed*
Your escrow team will provide specific instructions prior to closing.
