Homestead Exemptions
What is a Homestead Exemption?
In the state of Texas, a homestead exemption lowers property taxes by removing part of the value of your property from taxation.
What is a homestead?
A homestead can be a separate structure, condominium or a manufactured home located on owned or leased land, as long as the individual living in the home owns it. A homestead can include up to 20 acres, if the land is owned by the homeowner and used for a purpose related to the residential use of the homestead.
Who/what qualifies?
Homestead exemption is available to home owners who own and reside at their property also known as claiming the property as their “principal residence”. In other words, a second home or investment property would not qualify for a homestead exemption.
How do I apply?
As of 2022, homeowners can file for a homestead exemption immediately upon closing, as long as an exemption has not already been filed for that tax year. Application forms can usually be found and filed on your county appraisal district’s website. Check with your local county’s appraisal district office for specifics as instructions may vary from county to county.
