Understanding the 4 main sections of a Title Commitment
Schedule A “Actual Facts”: Cover basic information about the transaction such as effective date, policy coverage amount, the legal name of the current owner on record, and a legal description of the property.
Schedule B “Buyer Notification”: Contains list of the standard exceptions that the title policy will not cover.
Schedule C “Clear to Close”: Contains list of requirements that must be satisfied for the issuance of the title policy.
Schedule D “Disclosure”: Primarily for disclosure purposes of information such as information about title officers, owners, underwriters, and estimated title premium.
